CAMDEN PROPERTY TRUST

Updated

Overview

Camden Property Trust is a U.S. multifamily residential real estate investment trust (REIT) focused on owning, operating, developing, acquiring, and selectively repositioning apartment communities. Its core offering is rental apartment homes and related community services, with properties concentrated in major U.S. markets, particularly the Sun Belt.[1][2]

Camden describes its mission as “Living Excellence” and its purpose as improving the lives of team members, customers, and shareholders “one experience at a time.” [3] At year-end 2025, it owned interests in, operated, or was developing 175 multifamily properties with 59,921 apartment homes.[6] Its investor-relations site reports approximately 1,600 employees.[7] [1]

Products & services

Camden Property Trust’s principal residential offering is rental apartment homes, with layouts and finishes varying by community. For example, Camden Roosevelt in Washington, DC offers studios through three-bedroom apartments with quartz countertops and in-home washers and dryers; Camden Fairfax Corner lists studios through three-bedroom homes, as well as lofts and townhomes. These are community-specific examples, not uniform specifications across the portfolio.[8][9]

Community amenities and services can include concierge and package receiving, fitness facilities, resident lounges, workspaces with printing, and package lockers. Camden Potomac Yard, for instance, lists 24-hour concierge and package receiving, valet dry cleaning, and a fitness center; Camden McGowen Station lists package lockers and a Wi-Fi workspace with cloud printing. Camden also describes phone-based Chirp Access for entry to apartments and shared spaces at most of its communities.[10]

The company reports average apartment lease terms of approximately 14 months, with lease expirations staggered by apartment type to reflect seasonal leasing patterns.[2] [2]

Geographic presence

As of August 31, 2026, Camden Property Trust reported 168 properties comprising 56,995 apartment homes [13]. Its 2025 year-end portfolio covered markets in Arizona, California, Colorado, Florida, Georgia, North Carolina, Tennessee, Texas, and the Washington, D.C. Metro. Following the July 2026 sale of its Southern California portfolio—11 communities and 3,620 homes—its remaining listed markets are Atlanta, Austin, Charlotte, Dallas/Fort Worth, Denver, Houston, Nashville, Orlando, Phoenix/Scottsdale, Raleigh, Southeast Florida, Tampa/St. Petersburg, and Washington, D.C. Metro [14][15].

At year-end 2025, the company reported property counts by market, but those counts predate the California sale. Its largest disclosed concentrations by real estate book value were Houston (13.8%), Washington, D.C. Metro (11.9%), Dallas (7.8%), Atlanta (6.9%), and Charlotte (6.4%); these are book-value shares, not revenue or NOI percentages. The reviewed disclosures do not provide geographic revenue or employee distributions [14].

Camden’s principal executive office is in Houston, Texas. Its official locations information also lists a Houston Regional Operations Center and district or regional offices in Atlanta, Austin, and Dallas [16]. [14]

Business segments

Camden Property Trust reports one reportable segment. Although each apartment property is treated as an operating segment, the properties are aggregated because they have similar long-term economic characteristics and provide similar products and services to residents. The segment comprises the operation of multifamily apartment communities in the continental United States; Camden does not report separate business or geographic segments. No individual community accounts for more than 1.5% of consolidated revenue.[19]

For the six months ended June 30, 2026, the single reportable segment represented 100% of reported segment activity: property revenue was $781.7 million and net operating income (NOI) was $500.7 million. Reported segment assets were $9.456 billion as of June 30, 2026, representing total consolidated assets.[20] [19]

Company history

Camden Property Trust traces its origins to 1982, when Ric Campo and D. Keith Oden co-founded the businesses that later became Camden. The trust was organized in 1993 and completed its initial public offering that July; Campo became chairman and CEO, and Oden became president.[23]

The company expanded through mergers with Paragon in 1997 and Oasis Residential in 1998, followed by its 2005 merger with Summit Properties. The Summit combination brought the portfolio to nearly 69,000 apartment homes across 199 properties.[26][27]

In 2022, Camden acquired its partners’ remaining interests in two funds, adding interests in 22 communities with 7,247 homes; it also joined the S&P 500 that year. In 2026, the company announced Alex Jessett’s promotion to CEO and Laurie Baker’s to president and COO, with Campo becoming executive chairman and Oden executive vice chairman. Oden retired from his executive position effective August 31, 2026, while remaining on the board.[28] [23]
