Overview
Curbline Properties Corp. is a U.S. real estate investment trust (REIT) focused exclusively on convenience shopping centers. It owns, leases, acquires, and manages centers typically located at busy intersections and major road corridors in suburban communities. The properties primarily offer small-shop retail and services, including restaurants and drive-through businesses, aimed at meeting customers’ routine convenience needs. Its portfolio spans regions including the Southeast, Mid-Atlantic, Southwest, Mountain states, and Texas.[1][2][3]
At December 31, 2025, Curbline reported 176 properties comprising 4.8 million square feet of gross leasable area. The company was created through its spin-off from SITE Centers, completed on October 1, 2024, and began trading on the NYSE under the symbol CURB.[1][4] [1][2][3][4]
Products & services
Curbline Properties’ core offering is small-shop space in convenience shopping centers, typically located at busy intersections or along major vehicle corridors in higher-income suburbs. Properties are designed for convenient access and visibility, with dedicated parking; approximately half include drive-thru units. Centers average about 27,000 square feet, and 95% of base rent comes from units smaller than 10,000 square feet.[5][6]
The spaces serve everyday convenience trips and are leased to national, regional, and local service and restaurant tenants. The company’s Q1 2026 overview reports a portfolio mix of 95% shop and 5% anchor space, and a retailer mix of 71% national and 29% local. These are portfolio composition figures, not revenue or NOI shares by product category.[7][8] [5][6][7][8]

As of June 30, 2026, Curbline Properties’ portfolio was geographically diversified across U.S. markets. Its reported share of annualized base rent (ABR) by region was Southeast 36%, Southwest/Mountain/Texas 27%, Midwest/Northeast 16%, West Coast 12%, and Mid-Atlantic 9% [9]. The largest metropolitan-area concentrations by ABR were Atlanta (11.2%), Miami–Fort Lauderdale–West Palm Beach (9.2%), Phoenix (6.7%), Houston (6.4%), and Orlando (5.7%) [10]. Business segments
Curbline Properties Corp. reports one operating segment, comprising its convenience-shopping-center business; it does not report separate accounting segments by property type or geography. The portfolio focuses on centers near busy intersections and major roads, with small-shop tenants serving routine convenience needs, including service businesses and restaurants; many centers also have drive-thru units.[13][14]
The single segment contributed approximately 100% of company NOI in 2025: reported total NOI was $136.948 million, and no additional operating segments were disclosed. The company does not provide a contribution breakdown among center types, locations, or tenant categories.[15][16][17] [13][14][15][16][17]
Company history
Curbline’s origins lie in SITE Centers’ October 2023 announcement that it would spin off its convenience-property assets into a new public REIT. David R. Lukes became Curbline’s president and CEO in November 2023.[18][19]
The separation was completed on October 1, 2024, making Curbline an independent, publicly traded company. It began regular-way trading on the NYSE under the symbol CURB, with 79 shopping centers and $800 million in unrestricted cash transferred from SITE Centers.[20][21][22] Curbline expanded through acquisitions in 2025, reporting 77 centers acquired year-to-date for $749.7 million as of December 8.[23] [19][20][21][18][22][23]
