IIDA GROUP HOLDINGS CO LTD

Updated

Overview

Iida Group Holdings is a Japan-based housing and real-estate group whose core business is the development and sale of detached homes. Its other activities include condominiums, contract construction and related housing businesses. The company describes its mission as creating living environments that help more people lead fulfilling lives and advancing a society in which homeownership is affordable to all.[1]

The group’s business is centered on Japan, where it reports 483 offices nationwide. It reported 14,217 employees as of March 31, 2026, and consolidated revenue of ¥1,508.9 billion in the FY2026-period reporting material.[2][3] Founded in November 2013 through the integration of six listed companies, Iida Group has also recorded overseas expansion milestones, though its current operations are principally Japan-focused.[4] [1]

Products & services

Iida Group’s residential products include detached houses for sale, condominiums, contract-built and custom homes, and maintenance and renovation services. Its custom-home offering includes semi-custom and select-plan options; after-sale services include periodic inspections, maintenance, and renovations. Its condominium brands include Presis, Century, Delfino, Suncradle, and Linage.[5]

The group describes its homes-for-sale standard as targeting the highest grade in four categories of Japan’s Housing Performance Indication System. Its “IG Strong CB method” is reported to provide roughly three times the out-of-plane structural strength of a conventional non-interlocking concrete-block wall; the group has also conducted full-scale vibration testing. These are group-level capabilities, not specifications stated for every home.[10][11]

In FY2026, consolidated revenue was ¥1,508,864 million: detached houses accounted for about 80.8%, condominiums 6.3%, contract construction 5.5%, and other businesses 7.4% (shares calculated from reported revenue).[12] In the first quarter of FY2027, the group also reported revenue from renovation of ¥4,135 million.[13] [12]

Geographic presence

For FY2026, ended 31 March 2026, Iida Group Holdings reported that external-customer revenue in Japan accounted for the “vast majority” of consolidated revenue; it did not disclose an exact percentage or a regional breakdown.[14] The available disclosure does not establish other countries as significant operating or sales markets.

The company’s listed head office is at 1-2-11 Nishikubo, Musashino City, Tokyo 180-0013.[2] The company reported 12,319 employees at consolidated companies as of 31 March 2026, but did not provide an employee distribution by country or region.[15] [14]

Business segments

For the year ended 31 March 2025, Iida Group’s business-category breakdown was led by detached houses, with revenue of ¥1,209,120 million, approximately 82.8% of consolidated revenue. This category includes housing lots associated with house construction and construction work. Condominiums contributed ¥89,194 million (6.1%), contract constructions ¥78,412 million (5.4%), and “Others” ¥82,912 million (5.7%); the reported table does not further specify the activities in “Others.” Consolidated revenue was ¥1,459,639 million.[16][17]

The formal reportable-segment disclosure uses a different classification: Ichiken Group contributed ¥407,422 million (27.9% of consolidated revenue); Iida Sangyo Group ¥267,951 million (18.4%); Toei Housing Group ¥200,765 million (13.8%); Tact Home Group ¥187,550 million (12.8%); Arnest One Group ¥282,044 million (19.3%); ID Home ¥80,500 million (5.5%); and Other ¥33,403 million (2.3%). These subsidiary-group segments are reported separately from the four business categories above; the segment table identifies the groups and their revenues but does not specify a distinct business focus for each group.[18][19] [16]

Company history

Iida Group’s history began in February 1967, when Kazuo Iida founded Iida Kensetsu Kogyo in Hoya, Tokyo, as a general-construction business. The company moved into real-estate subdivision in 1975, followed by the establishment and integration of other housing businesses, including Iida Sangyo in 1977 and Fushimi Construction Industry in 1981.[20][4]

The group expanded through further company formations and affiliations: TACT HOME became an Iida Sangyo subsidiary in 1985 and an Iida Kensetsu Kogyo subsidiary in 1986, while ID HOME was established in 1995. In 2000, Fushimi Construction Industry adopted the name ARNEST ONE, and Iida Sangyo went public.[4]

In 2013, six listed housing companies—HAJIME CONSTRUCTION, Iida Sangyo, TOEI HOUSING, TACT HOME, ARNEST ONE and ID HOME—agreed to integrate. Iida Group Holdings was established through a joint stock transfer on November 1, 2013, and listed on the Tokyo Stock Exchange that month.[21][4]

After the integration, the group added businesses and extended its international presence: it made FIRST WOOD a subsidiary in 2014, established a U.S. entity in 2016, and made ITOCHU WINDOWS a subsidiary that year, renaming it IG WINDOWS. In 2018, Iida Home Trade Center became a directly invested subsidiary.[4] [4]
