Overview
Invitation Homes Inc. is a U.S. residential real estate investment trust (REIT) focused on single-family rental housing. It owns and operates homes for lease and also provides property and asset management for homes owned by others, with activities spanning acquisition, renovation, leasing, maintenance, and management.[1][2] Its portfolio is concentrated in 16 core U.S. markets, including regions in the West, Florida, the Southeast, Texas, and the Midwest.[1]
The company describes its purpose as “Unlock the Power of Home™.” [3] It reported $2.729 billion in total revenue for fiscal 2025 and owned 85,509 single-family rental homes as of June 30, 2026.[4][5] Its company profile states that it employs more than 1,100 U.S. associates; the profile does not specify the date of that figure.[6] Invitation Homes says it was founded in April 2012.[6] [1][2][3][4][5][6]
Products & services
Invitation Homes’ core product is single-family rental housing. Resident-facing offerings include Smart Home features such as app-controlled locks and thermostats, keypad access, notifications and, in some homes, video doorbells; availability varies by home [7]. Lease Easy combines Smart Home features with services such as air-filter delivery and utility management [8]. Additional offerings include internet and media packages, home-liability insurance, HVAC replacement filters, pet-related charges, and utility or HOA reimbursements [9]. The internet package advertises speeds of up to 1 Gig where eligible [10], and the company offers positive rent-payment credit reporting [11].
ProCare is a maintenance service that includes a move-in orientation reviewing lease responsibilities and home systems, followed by a visit around 45 days after move-in to address recorded non-emergency issues; the company also describes annual home checks [12][13]. Residents can submit and track maintenance requests, including photos or videos, through the maintenance app [14].
Other offerings include leasing and renewal services [15], third-party property and asset management—including resident support, maintenance, marketing and administration [16][17]—and fee-build services for third-party customers under fixed-price or cost-plus-fee contracts [18]. For the first half of 2026, the company reported $39.590 million in management fee revenue and $93.205 million in homebuilding revenue [16][19]. It does not separately report revenue or performance percentages for individual resident add-ons; rental revenue and other property income are reported together [9][19]. Geographic presence
As of June 30, 2026, Invitation Homes’ portfolio comprised 85,509 homes across 16 named U.S. markets, with a further 423 homes categorized as “Other.” Its reported regions were the Western U.S. (30,168 homes), Florida (26,634), the Southeast (18,691), Texas (6,140), and the Midwest (3,453).[20] The markets were Southern California, Northern California, Seattle, Phoenix, Las Vegas, Denver, South Florida, Tampa, Orlando, Jacksonville, Atlanta, the Carolinas, Houston, Dallas, Chicago, and Minneapolis. The filing groups the Carolinas together and does not provide separate state counts for that market.[20][21]
The company reported market shares of rental revenues and other property income for the quarter ended June 30, 2026: Western U.S. 37.9%, Florida 32.5%, Southeast 18.9%, Texas 6.2%, Midwest 4.1%, and Other 0.4%. Thus, the Western U.S. and Florida together represented 70.4% of the reported revenue share.[20][22] Invitation Homes lists its principal executive office at 5420 LBJ Freeway, Suite 600, Dallas, Texas 75240; its filings describe professionals located in its markets and at corporate headquarters but do not give employee counts by location.[23][24] [20][21][22][23][24]
Business segments
Invitation Homes reports one operating and reportable segment: its consolidated single-family rental business, encompassing investment in, development of, and management of homes for lease. The company says its chief operating decision maker reviews performance and allocates resources on a consolidated basis; accordingly, the sole segment represents 100% of the consolidated business, with no separate reportable regional or service segments.[25][26]
As additional context—not as separate reportable segments—the company’s Q2 2026 revenue was $747.550 million: rental revenues and other property income were $678.352 million (approximately 90.7%); management fee revenue was $19.738 million (approximately 2.6%); and homebuilding revenue was $49.460 million (approximately 6.6%). Percentages are calculated as a share of total revenue and may not sum exactly due to rounding.[27] [25][26][27][27][27][27]
Company history
Invitation Homes dates its founding to April 2012, when it purchased its first home in Phoenix, as a Blackstone-backed platform; Dallas Tanner was identified as a founding team member. By May 2013, it had spent about $4.5 billion on approximately 25,000 homes, reflecting its rapid early portfolio build-out.[6][28][29]
The company completed its initial public offering in February 2017, then merged with Starwood Waypoint Homes in November of that year, combining the two single-family rental businesses. In January 2019, co-founder Dallas Tanner became president and CEO.[30][31][32]
In 2021, Invitation Homes established a five-year arrangement with PulteGroup for the purchase of approximately 7,500 newly built homes, adding a build-to-rent channel to its growth strategy. In January 2026, it acquired homebuilder ResiBuilt, expanding its development and construction capabilities.[33][34][35] [34][6][28][29][30][31][32][33][35]
