MAA’s apartment communities are concentrated in the Southeast, Southwest, and Mid-Atlantic. As of December 31, 2025, approximately 70% of its apartment units were in Florida, Georgia, North Carolina, and Texas; its five largest markets—Atlanta, Dallas, Austin, Charlotte, and Orlando—accounted for 41.2% of completed units. Its largest listed markets were Atlanta (29 communities; 11,434 units), Dallas (26; 9,755), Austin (20; 6,795), Charlotte (20; 5,995), and Orlando (14; 5,907).[17] As of June 30, 2026, the company described its footprint as 104,698 apartment homes, including homes in communities under development, across 16 states and Washington, D.C.[18][4]

Business segments
MAA reports two operating segments in its 2025 reporting: Same Store and Non-Same Store and Other. Same Store comprises communities owned and stabilized for at least 12 months at the beginning of the calendar year; stabilization requires average physical occupancy of at least 90% for 90 days. Non-Same Store and Other includes recently acquired, developing or lease-up communities; disposed or planned-for-disposition communities; communities with significant casualty losses; stabilized communities that do not meet the Same Store criteria; and other activities and severe-weather-related expenses.[21][22]
In 2025, Same Store contributed approximately 94.0% of property revenue and 95.1% of NOI. Non-Same Store and Other contributed approximately 6.0% of property revenue and 4.9% of NOI. Percentages are calculated from reported segment amounts; the filing’s segment disclosure does not provide segment asset figures.[23] [21][22][23][23][23][23]
Company history
Mid America Apartment Communities traces its public-company origins to 1994, when it completed its IPO on January 28. In February of that year, founder George E. Cates’s The Cates Company merged with Mid-America. Cates served as President and CEO until his planned retirement in October 2001, when H. Eric Bolton Jr. succeeded him as CEO.[24][25][26]
The company expanded through two major combinations: it completed an $8.3 billion merger with Colonial Properties Trust on October 1, 2013, and a merger with Post Properties on December 1, 2016, following the announcement of a $17 billion combination. In January 2024, MAA marked 30 years as a publicly traded company. On April 1, 2025, A. Bradley Hill became President and CEO, succeeding Bolton, who became Executive Chairman.[27][28][24][29] [24][25][26][27][28][29]
